Key Qualifications & Highlights

Top-Tier Agency Background: The candidate’s experience is grounded in workflows and standards from the world’s leading real estate services firms, Cushman & Wakefield and CBRE, ensuring familiarity with high-volume, corporate-grade deliverables.

 • Specialized Midwest Valuation Support: Possesses niche geographic expertise in the Illinois and Wisconsin markets, having handled the specific zoning and tax map retrieval necessary for valuations in these states.

Process Optimization (Excel/Pivot Tables): Distinguishes himself by identifying manual inefficiencies and implementing technical solutions. He automated a financial report by setting up a Pivot Table system, eliminating the need for manual data entry and "Alt+Tab" toggling between windows.

Hospitality Sector Financials: Brings specific experience in hotel projects, managing P&L data entry and analysis, adding versatility to the asset classes he can support beyond general office or retail.

RFP & Deal Process Management: Experience with RFP abstraction indicates an understanding of the business development and "pitch" side of commercial real estate, bridging the gap between pure analysis and marketing support.

Screening Interview - Key observations

Transparency on Design & Marketing capabilities: When specifically asked about creating materials like OMs and BOVs, Patrick was candid in admitting he has never created these documents from scratch. While he has studied these materials to understand their structure and components, he clarified that he is not yet familiar with their professional visual layout or aesthetic standards regarding the creation process.

Proactive Workflow Optimization: He provided a concrete example of process improvement where he observed a teammate manually toggling between windows (using Alt+Tab) to input data for a financial report. He intervened by setting up a Pivot Table solution and explaining the workflow to the stakeholder ("benefactor"), thereby automating the data consolidation process and saving significant time.

Clarification on AI Proficiency: He specified his current usage is limited to ChatGPT for sentence construction and formatting data tables, and using Turnitin for academic integrity.

Operational Support Strengths: He described his comfort zone in transaction administration and support roles. He detailed his current responsibilities at Cushman & Wakefield (for a confidential banking client) as handling "end-to-end processes" including service engagement notices, data entry, flagging critical dates, and preparing fee forecasts using Excel.

Previous US Market Exposure: He revealed that his first experience with US clients predates his Real Estate career; he worked with IBM supporting UnitedHealth Group in a recruitment capacity, which adds context to his communication skills with US stakeholders.

Logistical Queries: The candidate raised specific questions regarding the holiday schedule (whether to follow US or Philippine holidays) and the payment method (Bank transfer vs. PayPal).
