Screening Interview - Key Observations

Strategic Problem Solving: Demonstrated a proactive approach to process improvement during his tenure at Tecto Data Centers. Faced with the challenge of finding land with sufficient power capacity, he inverted the traditional search workflow. Instead of finding land and checking power later, he hired a third-party firm to map energy availability first, focusing the site selection exclusively on those regions. This strategic shift significantly reduced time wasted on non-viable sites.

Role Alignment (Analysis vs. Negotiation): He sought specific clarification on whether the role involved active commercial negotiation with owners and brokers or focused on analysis. He confirmed his preference and strength lies in the analytical and reporting side (quality checking, deep diving into data) rather than the external commercial negotiation aspect, aligning well with the internal "quality control" nature of this specific opening.

Reporting Complexity: When discussing specific deliverables, he clarified that while he hasn't produced standard "Broker Opinions of Value" (BOVs), his experience is in producing full Valuation Reports, which are significantly more complex and detailed. He is highly experienced in creating Investment Memorandums and Board Approval Decks for global investors (GIC, CPPIB), ensuring English-language deliverables meet international standards.

Tech & AI Transparency: He was transparent about his current AI usage, noting that while the Brazilian Real Estate sector is traditional and he hasn't used AI professionally yet, he actively uses tools like AI for his MBA studies and personal productivity. He is tech-literate (using Google Earth for mapping and Excel/PPT for modelling) but will be an "adopter" rather than a current "power user" of AI in professional RE workflows.

Specific Knowledge Gaps: He explicitly stated he has never worked with "Loan Packages," so this is a specific area where he would need training or templates if required by the role.
