Informatics Engineer with 2+ years of experience in the US Real Estate market, managing property acquisitions, dispositions, and data analysis. He supports US-based investment firms like Equity Visions Realty, Spinwheel Assists, and Ferocity Assets LLC across markets including Tennessee, Texas, Florida, and California. While primarily focused on residential properties, he has practical exposure to commercial real estate, sourcing warehouses and multi-unit conversions (8-10 units). His expertise centers on translating complex property data into actionable formats, using tools such as Tableau, Microsoft Power BI, Canva, and PowerPoint to create professional marketing and corporate materials. He is proficient in comping properties for fix-and-flip or buy-and-hold strategies, managing binding contracts, making soft offers, and creating listings on the MLS and Zillow Premier Agent. Additionally, he leverages AI platforms like Perplexity to gather precise county and zoning data.

Meet Luis

This video from our screening interview provides a look into Luis's background and experience:

Candidate Snapshot

US-based Real Estate Experience

KPI-Driven Deal Execution: Demonstrates tangible commercial results in acquisition and transaction management by securing 20 to 30 qualified leads from batches of 200–250 cold calls, and successfully closing up to four properties in a single month by overseeing the full due diligence and transaction cycle.

Expanded Market Exposure: Beyond his core markets, he executes direct-to-seller (DTS) outreach, property acquisitions, and disposition workflows across Mississippi, Arkansas, Georgia, and North Carolina.

Full-Cycle Disposition Management: Oversees the complete disposition process for properties under contract, which involves gathering property data, listing assets on targeted platforms, and pitching directly to extensive networks of active buyers and realtors.

Commercial Real Estate Expertise

Targeted Industrial Sourcing: Conducted targeted market research to source commercial warehouses specifically tailored for clients in the mobile and motor home manufacturing sector, ensuring the assets met niche operational requirements.

Asset Conversion Evaluation: Sourced commercial properties with the structural and zoning potential to be redeveloped into multi-unit residential buildings.

Real Estate Documentation Development

Deal Package Familiarity: Have not worked with OMs, BOVs, or similar materials in the past.

Property & Tenant Documentation: Extends beyond basic transaction contracts by drafting formal tenant communications, including maintenance notifications and lease violation notices.

Education

Bachelor of Science in Computing and Informatics Engineering | Universidad Gran Mariscal de Ayacucho

Certificate in Data Analysis and Data Science | Platzi Education

Tools & Technologies

Real Estate CRMs & Platforms: Propstream, Astroblaster CRM, Salesforce CRM, GoHighLevel CRM, Perfect Flow CRM, Follow-up Boss.

Data Processing & Outreach: Python, Launch Control, Smarter Contact, LexusNexus, Google Suite.

Key Qualifications & Highlights

Proactive Data Retrieval & Problem Solving: When faced with inaccurate or outdated property owner contact lists during the disposition phase, he consistently bypasses standard operating procedures. He conducts exhaustive deep-dive research across secondary search engine results and real estate databases (Realtor.com, Zillow) to uncover accurate contact information, an initiative that directly recovers lost leads and enables closed deals.

Innovative AI Application for Client Relations: Demonstrates an analytical approach to communication barriers by utilizing AI as a linguistic and negotiation tool. He proactively uses platforms like Perplexity to decode complex regional accents and colloquialisms.

Cross-Functional Tech & Real Estate Profile: Integrates a formal academic background in Software Development and Data Science with practical US real estate transaction management. This intersection enables him to independently design highly accurate KPI tracking systems, structure raw data for marketing outreach, and quickly adapt to proprietary real estate AI platforms.

Data-Driven Presentation Adaptability: Leverages his engineering background to translate complex property data into clear visual formats. He possesses a strong capacity to adapt his design style in Canva and PowerPoint to meet the specific branding and storytelling needs of different clients, ensuring the production of high-quality corporate materials.

Screening Interview - Key observations

Career Progression & Adaptability: He highlighted a fast-tracked career trajectory that illustrates a strong capacity to quickly master new real estate functions. Starting from the bottom as a "marketing texter" handling mass text campaigns, he earned consecutive internal promotions to Cold Caller, Acquisition Manager, and eventually Transaction Coordinator.

Transparency & "Student Mentality": When discussing the creation of commercial marketing materials (BOVs and OMs), he openly acknowledged that he has not practically produced these documents. However, he leveraged this transparency to emphasize his strong "student mentality" and his ability to learn quickly to bridge this specific knowledge gap.

Task Preference: The "Artisanal" Approach: While highly proficient with technology, he feels most comfortable applying what he calls "artisanal intelligence" (human effort and critical reasoning) before relying entirely on Artificial Intelligence. He firmly views AI as a supportive tool to enhance his analytical work rather than a complete substitute.

Areas for Improvement: His primary technical weakness aligns with the core requirements of this senior vacancy. He candidly admitted that Commercial Real Estate is "not his forte," given that his practical background is predominantly rooted in the residential sector. Consequently, drafting advanced CRE presentations independently represents a significant learning curve.
