This audio from our screening interview provides a look into Juliana's background and experience:

Candidate Snapshot

US-Based Real Estate Experience

• 1+ Year Supporting the Miami Market: She analyzes opportunities through market research, comparable sales, demographic trends, and development pipelines, working directly with the founder.

• Developer & Investor Exposure: Participates in calls with senior executives and investors.

• Asset Focus: Primarily land for development, with additional deals in multifamily, office, and retail. She works on both the seller and developer sides of transactions.

• Prior US-Linked Experience: Worked in logistics coordination for a US-based truck brokerage (E Shipping U.S.), negotiating rates between clients and carriers.

Real Estate Documentation Development

• Offering Memorandums: Five OMs prepared from scratch for Miami opportunities. Each covers property information, market research, comparable transactions, financial analysis, zoning, and development scenarios.

• BOVs & Teasers: Prepares the preliminary BOV work based on comparable transactions and property financial performance, and presents it to owners alongside the broker. She also prepares teasers and flyers for listed properties.

• Other Materials: Property and investment presentations, quarterly market reports, and review of LOIs, term sheets, and key contractual clauses.

Commercial Real Estate Expertise

• Underwriting & Valuation Support: Contributes to underwriting on developer projects and prepares comparable sales analyses for property owners.

• Market Research: Tracks South Florida market and development news and compiles it into reports for developers, owners, and investors.

• Bachelor of Business Administration (Emphasis in Finance and Internationalization) | Pontificia Universidad Javeriana (2025)

• Academic Exchange Program (Business Administration) | Universidad Pontificia Comillas, Madrid (2022)

Certifications

• Real Estate Financial Modeling Bootcamp | Udemy (2025)
• Commercial Skills Bootcamp I | INALDE Business School (2026)

Tools & Technologies

• Real Estate & Data: CoStar, LoopNet, RealNex, CRM databases, Advanced Excel, Power BI

• Design & Presentation: PowerPoint, Canva (her preferred tool for OMs)

• General: ChatGPT, Claude, Codex, Google Workspace

• Languages: Spanish (Native), English (C1), French (A2)

Key Qualifications & Highlights

• AI Adoption Driver: As the youngest on her team, she introduced AI into daily workflows and into the team’s CRM. She is also teaching herself no-code automation and Notion.

• Deal-Making Beyond Documents: On a high-rise land project in the Arts and Entertainment District, she helped show the property’s value and development potential. She then helped find a partner when rising interest rates made developers hesitate, and the deal became a joint venture.

• Analytical-First Mindset: She prefers research and underwriting support over sales and wants to grow into an acquisitions role. She already reviews LOIs.

• Negotiation & Logistics Foundation: At E Shipping U.S., she negotiated rates between clients and truck carriers.

Screening Interview - Key Observations

• Process-Oriented OM Production: She follows a standard internal OM structure. The most time-consuming part is comparable sales and area research, including zoning, upcoming developments, and local news.

• BOV Scope: She was transparent that she has not developed BOVs independently. She prepares the preliminary work; her boss reviews it, and they present it to the owner together.

• Motivation and Role Alignment: Her favorite part of her job is research and underwriting, and she also enjoys selling. She wants to learn how AI systems are built and integrated into broker and developer workflows.

• Self-Assessed Strengths: She considers herself very proficient in Excel, including AI add-ons, which she verifies. She is also strong in PowerPoint, Canva, and real estate platforms (RealNex, CoStar, LoopNet).

• Career Direction: In a year, she wants to be on an acquisitions team, focused on underwriting, LOI review, and due diligence, and on optimizing those processes.

Concerns and Questions About the Role:

• How does a typical day in the role looks like.
• Independent contractor agreement, specifically benefits.
