Meet Frederico

This audio from our screening interview provides a look into Frederico's background and experience:

Candidate Snapshot

US-Based Experience

• US Academic Background: Completed junior and senior year of high school in West Virginia, then a bachelor's degree at Dickinson College.
• US Corporate Experience: Sales Analyst at Allied Machine & Engineering (Dover, OH). He managed sales activity in a defined territory, supervised distributors, and prepared reports on business performance, expenses, and customer profitability.
• Cross-Border Real Estate Work: At CBRE, he works with family offices and multi-family offices that invest outside Brazil, coordinating with US companies. His clients include Trammell Crow Company, Suncap Group, Riverside Investments and Fortius Capital Partners.

Real Estate Documentation Development

• Deal Materials: Prepares BOVs, property teasers, marketing materials, offering memorandums, NDAs, pitch decks, cash flow analyses, market research, and buyer lists.
• Financial Inputs: Structures investment theses and financial analyses to support sales pitches and investor decision-making.

Commercial Real Estate Expertise

• Capital Markets (CBRE, since January 2026): Acts as the intermediary between buyers and sellers. He originates and executes investment opportunities, negotiates between parties, and maintains relationships with institutional investors, family offices, and key market players.
• Asset Classes: Mainly shopping centers and offices, plus hotels, education, and other urban assets. For international clients, he also works with logistics and farmland.
• Result: Contributed to 3 shopping center transactions in his first year at CBRE.

Finance & Risk Background

• GBCS Group (Calgary, Canada): As a Finance/Risk Analyst, he prepared forecasts, budgets, variance analyses, and product cost models. His clients included WestJet, the Government of Canada, FedNav, DHL, Uber, and First Student, and he supported asset deployment strategy, demand forecasting, lifecycle planning, and asset renewal programs.

 Education

• Bachelor of Arts in International Business (Management & Quantitative Economics) | Dickinson College, USA (2025)

Tools & Technologies

• Real Estate & Financial: Argus, IRIS, Excel, Plus and Dataland (Brazilian building and zoning databases)
• Design & Presentation: PowerPoint, Canva
• Data & General: R, SQL, Google Workspace, Microsoft Copilot

Key Qualifications & Highlights

• Fast Industry Learner: He joined CBRE with only one introductory real estate class. He also entered fleet management consulting at GBCS with no prior background. In both cases, he reached delivery-level work, including RFPs, a model for a client’s carbon-reduction plan, and record transaction results.

• Record-Setting Contribution: Reached the shopping center goal in his first year at CBRE, in a market where malls rarely trade.

• AI-Driven Efficiency: He moved from manual teaser and NDA production to AI-assisted workflows.

• Finance + Sales Hybrid: His risk and variance analysis background, combined with capital markets deal execution, gives him both the analytical and the client-facing side of deal presentations.

• Leadership & Discipline: Four-year Varsity swimmer, Student Senator, and member of the Student Investment Group and Finance Group at Dickinson.

• Trilingual: Fluent in English, Portuguese, and Spanish.

Screening Interview - Key Observations

• Adaptability: He joined CBRE knowing little about real estate and described the first two months as a steep learning curve (understanding the market, prospecting clients, and buildings). He did the same in a fleet management consulting internship in Canada, where he worked on RFPs and modeled how a client could cut carbon emissions to qualify for tax benefits.

• Motivation and Strongest Interest: He wants to keep growing in AI and task automation. He explained that his early months were very manual, and that AI tools made his work faster, clearer, and better presented. He believes the time saved should go to higher-value work.

• Weaker Areas / Less Preferred Work: His main point was that manual, repetitive production work was the least efficient part of his role before AI. He acknowledged limited real estate background before CBRE.

Concerns and Questions About the Role:

• The 12-month contract worries him, given CBRE’s stability, so further interviews should focus on growth potential and the possibility of renewing the contract beyond 12 months.

• He asked about the New York office and whether an in-person role in the US could be possible later, acknowledging visa constraints.
