Candidate Snapshot

US Commercial Real Estate Experience

12+ Years of Real Estate Sales: Built a 12-year track record facilitating real estate investment sales, portfolio dispositions, and cross-border negotiations.

Direct US Market Execution: Managed over $10 million in remote property sales for US commercial assets and development projects. Successfully closed deals in major metropolitan markets, including Miami, St. Louis, Baltimore, Philadelphia, and Detroit.

Award-Winning Remote Operation: Earned the 2023 Crexi Platinum Broker Award as a remote sales champion for selling a $4M+ investment portfolio across St. Louis and Baltimore entirely from outside the US.

Institutional Partnerships: Independently forged direct relationships with over 70 developers across North America and LATAM, and partnered with US-based investment funds to remotely sell their commercial property inventory.

Real Estate Documentation Development

Deal Package Production: Holds experience developing marketing materials and deal packages from scratch, including Offering Memorandums (OMs), financial reports, property management reports, and project offers.

Financial Storytelling: Custom-builds OMs by synthesizing granular data—such as capital expenditures (CapEx), architecture and engineering expenses, expected vs. projected income, and property addresses—into cohesive project narratives for international investors.

Visual Presentation Design: Uses Canva to structure complex financial and property data into visually targeted presentations aimed at capturing investor attention.

Commercial Real Estate Expertise

Underwriting & Valuation Analysis: Translates raw cash flows into accurate commercial property valuations. Evaluates assets by analyzing historical sold inventory, active market offers, and current vs. projected income generation.

Asset Class Focus: Handles commercial assets and tenanted multifamily buildings (ranging from 12 to 45 units) and large-scale redevelopment projects, conducting extensive due diligence and market analysis for ground-up or repositioning developments in markets like St. Louis and Miami.

Strategic Yield Optimization: Successfully pivoted client investments from low-yield markets (4% returns) to higher-yield assets (10-12% returns), resulting in a 5x revenue growth for the brokerage and significantly higher profitability.

Key Qualifications & Highlights

Financial Engineering Acumen: Integrates specialized financial training from Columbia and Rice Universities directly into commercial real estate analysis. Applies financial engineering principles to interpret cash flows, CapEx, and operational variables, enabling the creation of mathematically sound financial reports for commercial deal packages.

Strategic Market Repositioning: When local market conditions stalled standard sales, proactively shifted brokerage operations from a 4%-yield market in Miami to 10-12%-yield properties in Philadelphia and Baltimore. This strategic pivot doubled client returns and catapulted broker revenue by 5x.

Scalable Remote Operations: Demonstrated operational leadership by launching a Miami real estate office in Caracas and assembling a 50-person sales team from scratch. Curated a 50-project portfolio across major US cities and successfully structured an 8-figure real estate alliance between a landowner and a developer entirely remotely.

High-Margin Deal Structuring: Secured exclusive LATAM sales rights for US properties and negotiated 10-12% developer fees, significantly outperforming standard 1.5-2% industry commissions while consistently matching international investor needs with US-based commercial inventory.

Screening Interview - Key observations

Current Projects & Adaptability: When discussing ongoing activities not detailed in the provided materials, noted that after two major commercial deals (including a 45-unit project in St. Louis) faced financing rejections in March due to high interest rates, he temporarily paused his real estate consultancy operations. To stay active in the market, he is currently executing a personal fix-and-flip real estate project in Venezuela while seeking to apply his US commercial real estate expertise to a new structured role.

Task Preference & Strategic Structuring: Thrives when translating raw project data into comprehensive deal materials and pitching projects to investors. Specifically, he emphasized his comfort and enjoyment in building Offering Memorandums from scratch, noting that he effectively organizes capital expenditures (CapEx), architecture and engineering expenses, and projected income to "sell an idea" and tailor financial narratives to investor needs.

Areas for Improvement (Terminology Gap): While possessing advanced knowledge in calculating commercial asset values using financial engineering and cash flow analysis, he was initially unfamiliar with the specific industry term "Broker Opinion of Value" (BOV) and its standard highly visual report format. However, once the concept was explained, he correctly identified the underlying valuation methodology, which involves assessing sold inventory, active market offers, and current versus projected income generation.

Core Competencies & Problem-Solving: Demonstrated out-of-the-box thinking and proactive problem-solving, mentioning that he took the initiative to successfully source and introduce a major developer to a landowner for a 45-unit development in Hollywood, Florida. Managed this entire matchmaking process remotely from Venezuela when local options were unavailable, highlighting his mindset of achieving the biggest result with less effort.

Questions & Concerns: Confirmed that his initial inquiries regarding compensation were resolved prior to the interview and stated he currently has no further questions or concerns regarding the role, schedule, or independent contractor setup.
